Renovation beginning on my father's lake house

The surveyor will be scheduled soon.  He shared information about planning 5 lots at a time, only, so things we don't want to deal with won't be triggered.  Things are handled differently with 6 plus lots.... the County considers it a subdivision.  We'd have to put in a paved road,  which isn't on our radar right now. 

We shopped for cabinets and vanities today.... just a bit, at Habitat for Humanity.  We'll likely finish the downstairs kitchen, pull up the bedroom and upstairs living room carpet... have to figure that one out.  I think we could put in any replacement flooring, bc the baseboards aren't painted.  It's upsetting when the baseboards have paint where the carpet was, with a thick paint demarcation. 

We saw high end waterproof deeply grained floor tiles..... linoleum I think.  Maybe they would be good in the downstairs area. 

The Super Host, visiting the beach cottage, really wants me to replace the sofa... she thinks it's way too soft, too big, and certainly the frame, and feet have been damaged by termites.  It should be replaced eventually, but I'd like a return on what I've invested before considering that.

She also wants a couple sea grass rugs to replace all the little rugs we have around for knocking off sand, mainly.  I think that's a good idea... I like the seagrass. 

She's a welder, and wants to turn the sea container into  tiny rental home.  We could use the window cut outs as hurricane shutters... perhaps on super sized hinges.  I don't have a clear picture of that, but I've seen really great sea can houses for sale at around 30K, including the container.

Oh, man. What luck about the welder!
I've watched SO many container home videos...just fascinating and inspiring.
Living Big in a Tiny House is more about stick built, but has several great container ones.

What excites me most is sustainable design and materials, all of which can be achieved from small to larger scale. It takes effort, but if I had the strength of youth I'd be stockpiling cool reclaimed materials from all over the place, and having a clever cottage built on the "back fraction" of my yard. Dunno the local regs and it may be impossible or the muni code may force a larger footprint than I'd want. But it's a favorite creative fantasy.

Hope you enjoy all this, Lighter. Are you redoing the lake place to sell? Are you developing it into six homesites to sell? What's the overall plan?

Hi Hops:

We'll likely sell the lake house, but it's not written in stone. There's been talk of turning it into a rental, or destination location for weddings, etc, bc of the lack of facilities in that area.  We all live at least an hour away, so it's not something we could run on the ground.  We'd have to hire people to handle everything, and that's possible.  It's just more to handle, and worry about.

About your little corner.... I saw, and could have purchased, a little shed outfitted with a bathroom, and kitchen, with sleeping loft.  You see them on tv... she sheds, etc. J recall the price being under 10K. Very cool.  I think it would have been a better place for a host to live, while airbnbing their home, than to rent out.  I have a shed, but our building codes say we can't have any kind of guest cottage situation on our lots.  That likely means I could turn it into a she shed, with sleeping loft, and electricity, but not include plumbing. 

The Super Host spent a week at the beach condo.  She's happy about it being ready to launch, except for the sofa situation.  She thinks it too soft, and  big, and icky..... I get the feeling she won't be sending her snooty friends to the place UNTIL the sofa's replaced.  I'm resisting, as is my way.

Thanks for the muy inexpensive "she shed" idea. I'll google them!

I just watched a terrific couple of container build videos done by Lowes on YouTube called Modern Home something. (Search "modern home container" and that should do it).

What was so helpful is that each stage is shown in high speed so it doesn't take forever. And the narration is extremely well scripted and clear. Your welder friend might benefit a lot...and it's fascinating.
