any ideas?

The apartment complex where I am, they want eight hundred dollars, one full month of rent for braking my lease. Is that fair? If I do not brake the lease, I will lose that apartment on the beach.

What can I do?

I work so hard to get 800.00, OMG that is so much work!! So hard work!!

Should I waste that money for pleasure?

It is too much money. If I wait my lease, I will move to a regular apartment for the same fricking price. Same price. The opportunity that I have now is not going to come out again soon.

Why is there something always in between I wish, to prevent me of doinfg what I wish?

Did your lease specify the apartment on the beach? That address?

Or is this a scam and you have paid $800.00 for ANY apartment.

Re:  your present apartment - they want one month's rent in lieu of notice, due to you breaking the lease  --  is my understanding.   

Am I correct?

Hi Izz, Lea is correct. The apartment complex in which I live now, want 800 so I can go, braking the lease. My lease expires until September. If I wait until September I will lose the apartment on the beach.

Any ideas?

Money is important.  But peace of mind is important too.  The apt. on the beach sounds like it is your dream.  Life is short.  If you can afford to lose the $800, then break the lease and move to the dream apt.

Hi Lupita-

Do you know anyone who would sublet the apartment for a month,perhaps at a lower price (someone who wants to visit your city, for instance?) You could also try complaining about code issues (electrical, plumbing, heating, painting etc) - often the landlords will be happy to rid themselves of you...if not, you can inform the local Housing officials and see if you can move without paying  legally, due to the condition of the apartment (be sure to get a case number and the approval to move in writing.

Barring any options that could relieve you from the $800.00, if you are planning to stay in your new home for a long time , you can think of it as an extra $5.00 per month, etc cost for a wonderful new home.

This is what I would do:

>  Try and get someone to take on the reminder of the lease.......... though I do realize that you only have a week?!   May not be feasible.

>  Most important for me personally would be a LONG term outlook (no pun intended re: sea view)  and I would write off the $800  over the years enjoyed in a wonderful home/apartment, enjoying a peaceful sea view and surroundings.

Thereby, enjoying the years ahead while working at the new school which delivers an increase in salary and addional benefits all told.


These are my thoughts, and my opinion, as to what I would do if I were in your shoes.

I understand now.
I am guessing that you just don't have $800.00 to spare? What do you have to pay for the beach apartment? First and last month's rent? First month's rent and a security deposit of ½ a month?

Being in Canada leases could be different, but at least they are not asking for the money for the whole lease. Sub-letting is a good idea. If that is a hassle for you then I agree with paying the $800.00.

My names was on a lease with the N. When I left I had looked after everything else, (the business and bank accounts) about removing my name and was free and clear until I saw he had advertised for roomates..... to meet the $925.00 payment. Then I remembered and telephoned the Real Estate Co. that collected the rent for the owner, told them I was not there and that a letter, signed by me  would be forthcoming. (I could still have been forced to pay any shortage N had in finding $925.00.) It worked out okay, although I expect the N forgot that I was to pay ½ that first while.

So many things to look after to keep our business straight and not leave a blur on our credit rating.

If there is a chance you can negotiate paying your current landlord in smaller than the one $800 lump sum, I would at least explore the possibility of maybe breaking it down into two payments of $400 now and $400 in a month or sox weels.  You have nothing to lose by asking.  I am one who believes that Everything is Negotiable.  There is a book by that title by Gavin Kennedy.

I think L is saying that $800 is the penalty for breaking the lease.  Period.  Kind of a buy out clause?  Not sure.

I'd say you'd be fortunate to be let out of your lease for only $800! You are currently obligated through Sept? So that's July and August rent? You owe them $1600 legally. And they could force you to pay that, but it sounds like they are being very cooperative and letting you off the hook. Apts must rent fast where you are - and probably almost everywhere now - renting seems to be the way to go after all the foreclosures!

I'd consider myself lucky if I were you and jump on it! Like you said, the opportunity own't come around very often.
